Payment Schedule
1) £500.00 deposit, fully
refundable in any event
2) 20% upon signing contracts (after a 30-45 days due diligence period)
3) 20% upon construction reaching roof height, subject to approval
4) 20% upon construction reaching water tight stage, subject to approval
5) 40% in 48 equal monthly payments starting on completion, interest free!
OR
There is a 10% discount if you choose not to take the finance option
Rental return
There is a rental guarantee of 7% net for 3 years. This is payable quarterly
starting from the 1st quarter after completion.
Furniture pack
For buyers wishing to enter the rental scheme, your property can come fully furnished and made totally ready to rent.
Free usage
There are 4 weeks of free usage available: 3 weeks off-peak and 1 week
at super peak time.
Super peak is classed as: December 20th – January 7th; February 4th – February
11th; August 1st – August 14th
Maintenance and Sinking Fund
There is a one off sinking fund fee at 0.5% of the property price. The
maintenance fee is 50,000 THB and is payable annually - this includes services
such as all maintenance of the common areas, swimming pool, gardens etc.
Tenure
The tenure of these villas is leasehold - 90 years (3 x 30 years) and the
leases are renewable.
