There are only 9 properties planned in this project - all are detached villas with private pools. The design concept of the villas is a brilliantly executed fusion of contemporary and tropical styling.

Pricing and m2
The 2 bedroom villas vary in size, but are a between 102m2 and 131m2 (not including terraces). They are priced from $ 280,000 USD (£154,000) up to $330,000 (£182,000)
The 3 bedroom villas are 160m2 (not including terraces), and are priced at $ 380,000 USD (£208,600)

payment schedule and projected timeframe
$5000 (£2,750) to reserve a villa
30% (minus the deposit) upon signing and execution of the lease agreement
30% once the foundations and walls are built
30% once the roof is on
10% upon completion and subsequent approval by the buyer
Villas should be ready in not more than 12 months from the date of commencement of construction. Construction has begun in May 05 and investors can expect the project to be complete in May 06, and the rental business is expected to be fully operational by quarter 4, 2006.

furniture and finishing items
Jegeg Bali villas will be oversized, spacious and beautifully finished. As well as all movable furniture, they will have fully fitted kitchens and bathrooms, cable TV, DVD/CD players, phone lines etc. They will be totally ready for living, once complete. The furniture will be contemporary in design, and of supreme quality.
rental returns and management
In addition to capital growth, investors can make a healthy income from property rental.
There is an experienced, professional team already in place to manage the rental business on behalf of the owners. It is an alliance between the project development company , PT Roku Bali International, and PT Seri Consultant Management. This company also operates www.balirealestate.netThe rental income will be pooled between all villas, with owners receiving their rental proceeds in $USD.
Rental Returns should be between 8 and 15% per year. Full, detailed projections are available upon request.
maintenance
Maintenance costs are as follows:
$9,000 per year (£4950) for the 2 bedroom villas
$10 ,00 (£5500) per year for the 3 bedroom villas
This payment covers lighting and maintenance of common areas, 24 hour security (gate and guard), gardening, pool maintenance and general upkeep of the properties. A full list of what maintenance does and does not cover can be sent upon request.

legal information
For the purchasing of villas foreign investors should opt for leasehold ownership.
The leasing process is straight forward, legally watertight (i.e. no risk for the lessee/buyer) and has been the tried and tested route for 99.9% of foreign investors already enjoying the benefits of owning property on Bali .
The usual leasing term in Bali is 25 years, yet this project development company is providing a lease of 75 years. This is a huge advantage for buyers. The rental returns alone, at worst, should ensure that the property has paid for itself within 9 years (even if the returns are no greater than 8% per year).
The lease contract contains the following salient points:
- The lease period is 25 years times 3 consecutive, or 'back to back', lease periods, = 75 years in total
- The lease is irrevocable during the lease period
- During the lease period, the lessor has no rights over the leased land whatsoever. He is legally unable to cancel the lease, sell the land or change in any way the terms of the lease contract
- During the lease period the land cannot be claimed by creditors of the lessor an as asset of the lessor
- The lessee may transfer the lease if he or she wishes to sell or formally sublet the property
