Payment Schedule
£500 reservation fee (fully refundable
in any event)
25% on signing after a generous 30 - 45 day due diligence period
25% upon completion of the approved villa
50% developer finance repayments begin 6 weeks after handover *
* developer finance is paid over 4 years with 0% interest - this finance
arrangement is non status
Rental
There is a minimum 6% rental guarantee in place for 2 years and this is
payable quarterly within 6 weeks of handover. The actual return may well
be higher than 6%, projections are closer to 8% after the first few months
of operations.
Furniture pack
The furniture pack costs £6,800 which is payable on completion.
Maintenance
There is a monthly fee of 4000 THB per calendar month. This is approximately £60.00/
€ 90.00 and covers the overall maintenance of the estate including
administration, pool maintenance, technical checks, water and electricity
supply maintenance, gardening and common facilities upkeep.
Tenure
The tenure of these villas is leasehold - 90 years (3 x 30 years) and the leases are renewable.
